SCOPE OF WORK: Technical solution and product supply for complete waterproofing of a terrace above the hotel section, sealing and insulating of joints and construction details, reinforcement mesh, and more

Following the successful management of capillary rising damp and interior waterproofing in the historic structure of Bridges Residence in Veliko Tarnovo, the project continued with an equally challenging phase – the waterproofing of the terrace located directly above the hotel section.

The existing terrace had been exposed to the elements for many years without any protection. As a result, the masonry had undergone significant erosion, the structure became water-saturated, and there was a serious risk of damage to the newly renovated rooms below.

Offering panoramic views of the city and river, the terrace was designed to be a relaxation zone – from morning coffee to an evening aperitif at sunset. To ensure the long-term use of this space, a systematic approach with high-tech solutions was required, carefully tailored to the status of the building and its function as a boutique hotel.

Step 1: Substrate preparation and leveling with BI MORTAR PLASTER SEAL

The first layer of the system consisted of the fiber-reinforced waterproof plaster BI MORTAR PLASTER SEAL, applied over mixed masonry. It served a dual purpose – leveling the substrate and creating a waterproof barrier resistant to negative hydrostatic pressure.

Advantages:

  • Excellent adhesion to various surfaces

  • Resistance to sulfates and atmospheric influences

  • No need for additional coatings

 

Step 2: Joint sealing

For maximum protection of construction details, the joints in the substrate were treated with a Ø6 mm elastic round profile. This ensured proper shape and depth for subsequent waterproofing, prevented cracking, and provided long-lasting elasticity.

 

Step 3: Butyl tape for joints and transitions

On the shaped joints and sensitive areas, Amphibia Grip Tape – a flexible butyl waterproofing tape – was applied for additional protection.

Step 4: First layer of AQUASCUD 430

The primary waterproofing solution for the terrace involved brush-applied AQUASCUD 430. This two-component liquid membrane is quick and easy to apply, highly elastic, and forms a seamless coating that significantly reduces installation time and cost.

Key benefits:

  • Suitable for old surfaces and microcracked substrates

  • Only 3 mm of thickness ensures full waterproofing effect

  • Excellent adhesion to cement-based substrates, masonry, ceramic, and marble

  • UV resistant

  • Maintains elasticity down to -20°C

  • Provides superior protection from freeze-thaw cycles and efflorescence

 

Step 5: Reinforcement with AQUASCUD BASIC

Between the two layers of AQUASCUD 430, the polypropylene reinforcement membrane AQUASCUD BASIC was applied. It is:

  • Tear-resistant and alkali-resistant

  • Increases crack-bridging capacity and mechanical strength

  • Easy to install due to high absorption capacity

  • Breathable

  • Lightweight and easy to cut and handle

Between the two layers of AQUASCUD 430, the polypropylene reinforcement membrane AQUASCUD BASIC was applied. It is:

Final finish

The terrace was finished with large-format tiles, combining elegance and ease of maintenance. This final layer brings together aesthetics and durability, consistent with the overall concept of the boutique hotel.

 

A terrace with a new purpose and long-term protection

Today, the terrace is not only a functional space but also one of the emotionally impactful highlights of the hotel:
